Who runs the site
Immobiliare alle Canarie is the estate agency of the Toda Canarias group. The company that owns it and runs this website is Tenerife Surprise 2017 S.L. These are the details that the Spanish law on information society services (LSSI-CE, Article 10) requires us to make available to you.
- Registered name: Tenerife Surprise 2017 S.L.
- Tax identification number (NIF, formerly CIF): B76760909.

What we do
We're Luca, Alessandra and Stefano, an estate agency in the Canary Islands, running a business here since 2017. We help people who buy, sell or rent a home and people who take over a business, often together with partner agencies on the islands. We speak Italian, Spanish and English.
The site is there to present the properties we handle, to explain how buying, selling and renting work in the Canary Islands, and to put you in touch with us. Nothing is bought or paid for on the site: every negotiation is handled by someone from the agency.
Listing prices are the asking prices for the property. They don't include the taxes and costs of the purchase that fall to the buyer, which we explain with official sources in the ‘Taxes and costs’ guide. If you buy through us, you don't pay for our help: the agency's commission is normally paid by the seller.
How to use the site
The site is open and free to use: you don't need to register, and there are no accounts or passwords. By using it, you accept these terms.
- Use the site and Inmobilio to look for a home, find information and talk to us, not for other purposes.
- Don't try to tamper with the site, Inmobilio or the services that run them, and don't flood them with automated requests: that's why we limit the number of messages to Inmobilio per hour.
- Don't give Inmobilio other people's details without their permission, or details you don't want us to know: the ones we need to call you back are enough.
- We may update, correct or remove content and listings at any time, even without notice.
How far you can rely on listings and guides
Some of our listings come from the partner agencies we work with. We check them before publishing and recheck them over time, but price, availability, floor areas and features can change from one day to the next. Before making an offer or signing anything, always confirm the details with us: the property's documents are what count, not the listing.
The guides explain how things work in the Canary Islands, with official sources and the date we read them. They are general guidance, not legal, tax or financial advice on your case: rules change, and a decision calls for the advice of a professional who knows your situation.
Listings and guides are neither a binding offer nor advice. A commitment only arises from a written agreement with us.
Inmobilio replies using artificial intelligence
Inmobilio, the site's assistant, is an artificial intelligence, not a person. We say so next to the chat, and if you ask it, Inmobilio confirms this itself, as required by Article 50 of the EU Artificial Intelligence Act. It searches the published listings and suggests one home at a time, records the contact details you leave us and what you tell it you're looking for or offering. It answers practical questions with the information in our guides, which is general guidance, not advice: what we say about the guides above applies.
Inmobilio doesn't negotiate prices, offer discounts, give legal, tax or mortgage advice or make commitments on our behalf: on all of this, you get your answer from someone at the agency. Its replies may contain mistakes, so the rule for listings applies here too: confirm with us before deciding. We explain how we handle what you write to it on the Privacy page.
Who owns the text and images
- The text and guides on the site are ours, owned by Tenerife Surprise 2017 S.L. You may quote short passages with a link to the page; to reproduce them in full or for commercial use, you need our written permission.
- Listing photos belong to the agencies and owners who entrust them to us: they may not be copied or reused. Those from partner agencies carry their watermark, which we never remove.
- Illustrative images, when we use them, are generated with artificial intelligence and we say so with the AI mark on the image, explained at the bottom of the page, in line with the transparency obligations in Article 50 of the EU Artificial Intelligence Act.
- The map tiles on listing pages come from OpenStreetMap, with their attribution.
- No one may use the name Immobiliare alle Canarie to pass themselves off as us or to speak on our behalf.
Links to other sites
On our pages you'll find links to sites we don't run: the official sources in the guides, OpenStreetMap, WhatsApp, our Facebook and Instagram profiles and the group's sites. We include them because they're useful to you, but we're not responsible for their content or for how they handle your data: when you open them, their own terms apply.
Applicable law
This legal notice and the use of the site are governed by Spanish law. For disputes, the rules on the jurisdiction of the courts laid down by law apply, including those that protect people acting as consumers. If you're acting as a consumer, the choice of Spanish law doesn't take away the protection that the law of the country where you live gives you, in the cases set out in Article 6 of Regulation (EC) No 593/2008 (Rome I).
If anything on these pages seems wrong or unclear to you, write to us at info@immobiliareallecanarie.com: we'll correct it.
Frequently asked questions
Who is behind the Immobiliare alle Canarie website?
Tenerife Surprise 2017 S.L., NIF B76760909, based in San Miguel de Abona, Tenerife: the Toda Canarias group company that owns the agency. The people you talk to are Luca, Alessandra and Stefano.
Can I trust the details in a listing?
We check them before publishing and recheck them over time, but price and availability change quickly. Before making an offer, ask us to confirm: the property's documents are what count, not the listing.
Am I talking to a person or a program?
In the site's chat you're talking to Inmobilio, an assistant that uses artificial intelligence, and we say so. On WhatsApp and by email, someone from the agency replies instead, on working days.
