What we do for sellers
I'm Luca, I look after the property side of Toda Canarias and I've lived in the Canaries since 2014: what follows is how I work with people who entrust me with a property, from the first viewing to the signing.
- We value the property Free and with no obligation, within 48 hours of your request: we look at the documents, the area and the real market, and give you a reasoned asking price. A property priced wrong stays unsold: an honest valuation is the first service we offer.
- We write the listing in five languages Italian, Spanish, English, German and French: a text written for each reader, not machine-translated, with the details buyers look for (size, floor, year, features) stated and verifiable.
- We curate and protect the photos Photographs are the first thing that sells a home. We publish them in high quality with our watermark, so no one reuses them for a decoy listing.
- We present it around the clock Inmobilio, the site's assistant, replies to genuine buyers, even at night, with your property's real details, and passes their contact to someone from the agency. Your home also reaches our partner agencies on the islands and the portals we publish on.
- We handle viewings and negotiation We organise the viewings, filter out the curious, report every offer back to you and advise you on what to accept. You decide; we give you what you need to decide.
- We stay with you to completion Arras, documents, notary, taxes: we're with you through to the signing and the handover of the keys, in English.
What documents do you need to sell?
- The escritura (the title deed) and an up-to-date nota simple from the Registro de la Propiedad.
- The latest IBI receipt, the local property tax, and the utility receipts.
- The energy certificate (certificado de eficiencia energética), compulsory to sell and to publish the listing.
- The cédula de habitabilidad or the municipality's equivalent document, where required.
- The certificate from the community of owners confirming the fees are paid up.
- Your ID and your NIE; if you're a non-resident, your tax adviser's details too.
We gather these together before publishing: a property with its documents ready sells sooner and with no surprises at the notary.
What costs does a seller in the Canary Islands have?
- The plusvalía municipal: the local tax on the increase in the land's value, calculated by the municipality where the property stands. The amount depends on the municipality and on the years of ownership: we find this out for you before setting the price.
- The tax on the capital gain: for Spanish residents it falls within IRPF; for non-residents, under the non-resident income tax (IRNR).
- If you're not a Spanish tax resident, the buyer withholds 3% of the price and pays it to the Spanish tax office using form 211, as an advance on your tax.
- The agency's commission, agreed in the mandate and due only once the sale completes.
- The energy certificate and any documents that need renewing (cédula, nota simple).
This page is general guidance, not tax advice: for the calculation of your own taxes, consult a qualified professional. The official sources are listed at the bottom of the page.
Where and how we publish your property
On our own site, in English and in the other languages once a translation has been checked by a person; with our partner agencies on the islands, who present it to their own clients; on the property portals we publish on, always with the required data (energy certificate, final price) complete. Every night we check that what's online is still true.
We publish nothing without your written mandate: it's the rule that protects you and the buyer alike.
Frequently asked questions
Is the valuation really free?
Yes: free and with no obligation, within 48 hours, with no obligation to instruct us. It's done by someone who knows the area, from the documents and, when it helps, a viewing. We explain how we arrived at the price.
Can I sell if I don't live in the Canaries?
Yes. You can grant power of attorney for the deed or come over for the signing; we handle viewings, offers and documents on the ground and keep you updated in English. If you're not resident in Spain, the buyer withholds part of the price as an advance on tax: we explain this in the costs section.
Can I sell a property that's let?
Yes, within the rules of the current tenancy: the tenant has rights that must be respected, and in some cases a right of first refusal. We check this before publishing and we tell buyers clearly.
Do you need a sole agency agreement?
We decide this together in the mandate. With a sole agency we invest more in promoting the property; without one, we still work to the same standard of honesty in the listing.
Who takes the photos?
We do, or a photographer we choose together. We publish them with our watermark and resized for the web: the originals remain yours.
