In brief
A property finder searches for a home on your behalf and on your side: works out what you need, finds the right homes beyond the public listings too, views them, checks them, negotiates the price and takes you through to completion, and beyond. Here in the Canary Islands, we do it for you, in English, and for buyers the service is free.
We find your home for you

What is a property finder, and why is it worth it?
A property finder works for the buyer: it starts from what you are looking for, not from what there is to sell. It scours the market, rules out what doesn't fit and brings you only the homes worth a viewing; then it stays with you through the checks, the negotiation and the paperwork, right up to the keys.
It is worth it above all for three kinds of people:
- Those searching from far away, who can't take a flight for every listing that looks right.
- Those who don't want to lose weeks to portals, duplicate listings and wasted viewings.
- Those who want someone on their side, not on the seller's side.
Search and shortlist: we find the right homes for you
First we listen: the island and the area, the budget, the type of home and, above all, the plan. A home to live in, one for holidays and one to let out are not the same home, and searching for them the same way wastes time.
- We search beyond the public listings too: among partner agencies on the islands, among private sellers and among properties that are not yet on the market.
- We view the homes in your place and rule out the ones that don't fit, so you never travel for a home that disappoints in person.
- For the homes worth it, we send you photos and videos: if you can't come, you see them remotely before deciding whether to view them in person.
Checks and negotiation: before you sign, you know what you are buying
Before anything is signed, we check the home's documents for you:
- The nota simple from the Registro de la Propiedad: who the owner is and whether there are mortgages or charges.
- The land registry (catastro): that the home described is the one you are buying.
- Debts tied to the home, such as community fees and local taxes.
- Licences and any unauthorised building work: what is in order and what is not.
Then we negotiate the price with the seller for you: we know the local market and can tell when a price holds up and when it doesn't. You decide; we give you the facts.
The paperwork through to completion
From the offer to the signing, we take care of it, with our network of professionals: lawyers, notaries, surveyors and banks.
- The NIE, the number that identifies a foreigner to the Spanish tax office: without it, you can't sign the deed.
- An account with a Spanish bank, to pay the seller, the taxes and the utilities.
- The mortgage, if you need one: we are not credit intermediaries; we introduce you to banks and advisers used to buyers from abroad.
- The notary and the deed, with an interpreter or power of attorney if you don't speak Spanish.
- The purchase taxes, which differ for resale and new builds: the guide to taxes and costs explains them with the official sources.
After the purchase: we stay with you
Completion is not the end: a home has to be put in your name, fixed up, lived in or let out. Buyers from far away find this out afterwards; we organise it with you.
- The utilities in your name: electricity and water.
- The renovation, with the firms and technicians in our network.
- Letting or managing the home while you are away.
- The move, if you are coming to live in the Canaries.
The consultation
If you would rather start with a conversation before handing us the search, book a consultation with one of us on the website, by video call or at our offices: we talk through your plan, and then you decide how to go on.

Frequently asked questions
What does a property finder do?
They search for a home on behalf of the buyer: work out what you need, search beyond the public listings too, view and rule out for you, check the documents, negotiate the price and take you through to completion and beyond.
How much does it cost?
For buyers the service is free. In the Canaries the commission is normally paid by the seller; taxes, notary and registry fees are paid by the buyer, as in any purchase, and any third-party services are agreed in advance. The consultation is separate: we tell you the price when we call you back.
Do you only work with your own listings?
No. We search our own listings, those of partner agencies on the islands, private sellers and properties not yet on the market: what matters is the right home for you, not who is selling it.
Can I hand you the search while I still live abroad?
Yes: we view the homes in your place, send you photos and videos and rule out the ones that don't fit. You come to the Canaries when there is really something to see.
What happens after completion?
We stay with you: the utilities, the renovation with the firms in our network, letting or managing the home while you are away, and the move if you come to live here.
How do I get started?
Tell us what you are looking for: in a chat with Inmobilio at any hour; if you would rather start with a conversation, book a consultation with one of us on the website.
